M-1 Industrial Zoning Code Updates

About the Project - In June 2023, the Sheridan City Council formed a committee to study and recommend updates to the City’s M-1 Industrial Zone district. The City hired a consultant, Ayres Associates, to assist with analysis and recommendations. A public open house was held in March 2024 to explain the project and get feedback from property owners. A second public open house was held in December 2024 to provide additional history and present proposed changes to the community.

Ordinance No. 2287 Adopted - The proposed changes were adopted at the April 7, 2025 Council Meeting. The full Ordinance 2287 is linked for your review. On April 7th, Council also approved the City Initiated Special Expemption Process via Resolution 13-25, also linked for your review.

Special Exemption Process - Due October 6, 2025 - All applications made under Resolution 13-25 that are not complete by or made after October 6, 2025, shall not be eligible for a City initiated Special Exemption to be aproved by the Governing Body.

This City initiated Special Exemption shall only apply to those property owners within the M-1 Industrial District whose existing use prior to the adoption of City Ordinance No. 2287 was conforming, but only after the approval of City Ordinance No. 2287 became nonconforming. 
Special Exemption Process - After October 6, 2025 -
Special Exemption requests received after that date shall go before the Board of Adjustment and all costs associated with said request shall be the reponsibility of the property owner.
